The thought of buying a house is a very exciting feeling , you already have an idea of what sort house you want  and the location. When my Husband and I decided to get our first home , i literally could not sleep out of excitement , because i knew i wasn,t going to stop at anything until i get my dream house. As exciting as buying a house is , it is a quite a stressful and complex task. Most people find it easiest to get through it with a real estate santa monica firm / agent by their side.

Paperwork will be flying up and down  like a small tornado , and it  will be helpful to have someone farmiliar with the process to deal with it. Real estate firms are ready to help you out of the complex process of buying a house. Now, what excactly  can a real estate firm/agent do for you? Or why  use them?

1. An  agent can help you determine how much you can afford when buying a home. They can recommend lenders and work with lenders on your behalf to prequalify you for a loan.

2. An agent can help narrow your search by going through your likes and dislikes there by saving you time of viewing alot  of homes. The real estate agent will   also  answer your questions about any home you are interested in, from questions ranging from  nearness to schools, local shops to how long the property has been in the market or how safe the neighbourhood is?

3. A real estate agent has access to multiple listed homes at different locations. They can get you all homes matching your specification by the snap of their fingers.

4. Your agent will negotiate on your behalf if you make an offer on a property.

5. An agent will be with you every step of the house buying process, relieving you stress and saving you time and  money. Wouldn,t you rather use them?

Factors To Consider When Buying A Home.




Buying a home is a huge decision and a huge task. It is a very time and cash consuming task. 
To make sure your time   and cash spent is worth it, there are some factors to consider when 
buying a home. Here are some of them-


LOCATION-  This is the most important factor to consider when looking for a home to buy. You have to check if the property is close to a water body [canal, river ,lake] , if it is close to a busy road? Depending on what location you like, you can chose your home based on the location. Some people avoid houses located close to a water body while some people go for homes  close to a water body. Is a case of different strokes for different folks. 


SIZE- When it comes to buying a home size matters. You will have to check the size of your family, is your family still growing?, is there a possibility it might increase  in some years to come?  With these questions on your mind you can easily decide on the size of the home that will be suitable for you.

AREA / PLACE- When you are done  with checking size and location another important factor to consider when buying a home is to check the area or place where the intended home.  Find out through your local authorities or  land surveyor if the area you intend to buy a home is easily flooded, if the home is situated on a downhill or uphill . Consider if its an area  /place that experience lots of rain or lots of sunshine. Also check if the area/place has any stigma attached to it like regularly  burgled area or very peaceful and quiet area.


COST /MORTGAGE - Before you embark on buying a  home, you must surely have a budget and have already decided your method of payment. Whether its a down  payment [almost impossible these days] or going to pay via mortgage. Check if you can afford it.

CONDITION OF THE BUILDING - Another important factor is to check the condition of the home you want to buy. Is the building in a good condition? Check the roofing to make sure its not leaking, the stairs are still intact and not fallen apart, the paintings are not peeling and the general cleanliness of the building.




There are so many factors to consider when buying a home, But these i think are the most important.
